Basically it's about a guy managing an apartment whose residents can turn into magical girls (except they are much more ill-fitting with their magical theme - there's a girl with BDSM theme, another drunkard, you get it). Suggestive/erotica, modern times.
Some events I can recall:
1. During the fight against BDSM magical girl (sadomasochistic), the fighting (allied) magical girls tries finding the keyword (safe word during sensual play) to deactivate her (the BDSM girl); upon which the drunkard spoke "Ponkotsu!" and which only made the BDSM girl enraged even more instead (and something like "society hates me"?)
2. Two magical girls with one stacking on the other's shoulder to reach the second floor; everyone is flabbergasted at their move (exclaim along the lines of genius/unseen before)
3. The protagonist has a cool arm (a arm-covering weapon, think like Ironman's suit but only arm)
yeah that's it, the manga is horny but it's doing everything a usual jump shonen manga does
