I like the characters, setting, plot lines, and overall vibe of this story. But it seems in a hurry to run through the setup for the manga. As if the author doesn’t have the confidence the manga shall do well.
Thing is, it would be one thing to be SLOW if he had a VISON of his "Future!" But this is him playing New Game with all his knowledge from the Future he squandered. So he has to rush (especially as he said, a WAR was incoming and would be nasty so best to PREPARE for the inevitable) It would be "rushing" if he got a Mansion at this point!
Dealing with "the thing at the North and the Missing Kid" wasn't in his knowledge banks BECAUSE he kept to himself in his self-loathing" so those things caught him off guard (as he had to be reminded because he likely forgot because it never effected him, Normally "Slum Kids are left alone" so the fact he WASN'T is a cause of concern!
I mean after the Mansion and the missing Kid, MAYBE a side chapter on his friends would be nice, like show how his actions caused a Butterfly Effect that may have changed their fortunes (it's likely they BOTH died, one in the war and the other as a Healer in a Bad run as an adventurer) would be nice if he DOESN'T lose his friends, and interestingly enough he never set out to change their fates, accepting their fates were set in stone (His whole life never seeing them again likely make it EASIER for him to accept the inevitable, hence the best he can do is change HIS fortunes as least, something WITHIN the realm of him to do! So to find they DIDN'T die would make it an welcome unintentional unless somehow he DOES get a chance to change their fates and takes it!)
