Yep so technically his/her power exist because "She" fell in love with a girl and probably had a dysphoria or rejection because same sex thin hence creating a power to change their gender.

I think that was because it was not recognized as an "attack", and transfer student still have stamina and health like a normal person (maybe much stronger, but still have limit), and thus she drained them till they drop

Transfer Students are kinda immune to physical attacks ftom regular majin since they become different tier of existance.
Although, they can be killed by other means such as ability to cut everything or heart attack by getting too much orgasm. Saitama ability can also kills teansfer student due to being a virus not attack from majin herself.

We don't know the contract for that transfer student, but it looks like it was written up by the girl herself to send him (her grandson) back in time to get one last handy. He wasn't really that special.
