I want the main guy to approach him logically. They are in too deep in the fear, for good reason.

"Manager, thank you for coming to my house. You being here makes me smile. But would you want to smile if someone came in and destroyed your home? You bring smiles wherever you go, but you've allowed this boy to threaten this happiness. If you want everyone to be happy, why would you create a scenario where someone might not be?"

I get what you mean, but the manager is operating on East Asian bully logic. While my mindset may be proven false later on, I'd try EXTREME retaliation against the middle schoolers while the manager's not in their presence, to set the message of "The next time you screw with me, it's over.", and while it doesn't address the real threat of the manager, it could give some leeway in the pecking order

That would be a more interesting psychological thriller type of manga - if the owner just shows up rarely, and the real fear is what the other tenants are going to do to you to save themselves, and how to defeat them in a way that the manager 'approves' of...
