The ghost was probably trying to alert them to how catastrophic the situation is in the boiler room. I feel like the machinery and piping there would require a major overhaul, but there's no money for it, so they just keep tightening bolts and dealing with leaking water, the best they can.

Ooo, also a good thought. Mine was mostly based on how the ghost due looked kind of hapless in that first shot, but I could see that too.
