indeed, seem like a bad deal, but its an easy going manga, MC just need to accept everything that is thrown at him and say that its fine

Kinda frustrating to see how the mc duke family is getting some of the credits and good reputation... Mc's efforts are undermined like that but it might be a wise move for him that he decided not to make things clear and stay low for now to not trigger death flags etc from his family so soon. The duke family didn't assign him there out of good intentions, so it's inevitable that the family will intervene and hence family political drama will come once mc gains enough power and influence.

Yea it is bad deals, here's the reason:
1. Elt side deal number 1 state that he must sell the potion at a fixed price. I don't know how cheap or expensive it is because I don't have their common sense but a "fixed" price means that the price won't be changed regardless the rarity of the potions. If the potion is rare than maybe Zanza and the guild can have as much profit as they can but if the potion itself become a common then they eventually will loose money.
2. The phrasing of "Selling the potion to Zanzas" confuse me. Now, I don't know what is written in the raw but how if Elt want to sell them to the other? Can he do that? Elt never mentioned that he will exclusively sell them to Zanzas so he can sell to other with lower or higher price depending on circumstances and maybe gain more profit with that so he no longer sell to Zanzas. And maybe this also apply to the 2nd term in Elt deal
3. The second term of Elt side is implying that he can only supply said potion when the guild ask, it means he can't really stock them up. I don't know how long is the expired date or if he can preserve them with "Inventory skill" or magic, but that's the point
The list is go on but since I'm too lazy I won't bother myself to explain the rest. Bad English? Yeah, I don't live in a place where English is my first language, in fact it's my 4th language. Why I write this? Idk I just want to

Doesn't seem like a bad deal, mainly because the guild is handling transportation.

Building a transportation infrastructure from scratch is a massive headache. After the drivers, then porters aka people who physically move the goods off the transports, then guards to protect against monsters and bandits. Once that's all hired, now you need to buy or lease the transports themselves. And the spare parts to fix them when needed, plus one or two craftsmen to maintain your fleet of transports.

And given the wording, maintaining the road between the labyrinth and the mc territory may be included.

Don't just focus on the potions being at a fixed price. And even that can turn into a good thing once healing potions stop being rare.

the deal, how it looks to me:
a1: the guild get monopoly on the potion, which is scarce on the market.
a2: the guild get ownership of the confusion potion produktion, the only production in the world.
b1: the guild decide who to transport the goods, cancel fluff.
b2: the guild will take away capable individuals? AND/OR the guild get to choose who will be sent to Elt's domain.

meaby it should be named conquest condition ... ... ...
if the guild do know who he is, then the deal do make sense to some degree, of not being considerate towards Elt. nobles with magic not suitable for battle, is looked down upon.

and is the deal from the guild or someon from the guild, who's in a position to make a deal, as in not acting on behalf of the guild.

Yeah, thats a pretty bad deal... at the very least not a good one, if the set price for the potions is good then it may be an okay deal right now, but depending on the fluctiation of the market, if potions become even scarcer, there will be losses with a set price.
