Generally it is faking it, but who knows what the mangaka thinks SM is like. (Afterall, in the first chapter she bragged about how subs flee from her, not exactly a good thing.)

Exactly, predicament bondage hinges on that whole idea. With this story i can really see it being real instead, simply due to how she acted in the first chapter.

Any bdsm story that throws the Sub into these kinds of situations usually end up pretty bad.

I think people are missing the point here. I love Nana to Kaoru. It's a great romance and it's about SM in a fairly realistic sense. But this appears to be about SM fantasy, those daydreams where you skip the boring lectures about safewords and dial the tension high. As that, it's fine thus far.
