Dunno how he can trust that "merchant" (who is by action a scam artist rather than merchant). That "ally" could very well be compliant just as long as he smells money in him.

That said, MC really wasn't suited as an adventurer getting so easily seasick as well as walking nonchalantly on a clearly rotten pier. The teammates probably got fed up with the work needed to keep him alive. Maybe feeling like escorts instead of teammates is what gave them the idea of him being more suited as a lord.

And he basically is saying "I wanted to know if I could mooch off of you, I'll leave the moment I smell you're poor". And the MC is all "sure, you're a trustworthy guy I can use to rebuild this ruined territory".

I honestly think the money was substantial, but the brothel was just way too expensive (judging by how the merchant reacted, I would guess that bond is roughly equal to dollars in value)

Plus, giving him that land was probably for his benefit- it's easier to change things up when there's no prior foundation you have to plan around. He gets to start from a blank canvas. I mean, it'll be far harder for him, yes, but high-effort high-return is the name of the game.
