Damn, we've found something worse than the usual isekai slavery: an isekai landlord.
Not the first I've seen. And usually, when the isekaied MC is the landlord, it means good things for the people living there (until someone decides it's too good and want it, so there's war and whatnot).

Why use "they" when speaking about Ashe?

Is it in the text perhaps? Or are the translators confused because they never translated the first chapters and are too afraid of bothersome accusations of miss-gendering her??

It has been established that she's a girl, heck her own butler and retainer calls her young miss and she didn't show any disdain towards that. And they explained that most people just mistake her for a boy due to her stern mannerisms.
Probably because the MC himself is using a neutral pronoum to refer to her. But if that's not the case, shame on them.

"Record of Wortenia War" springs to my mind for a more serious story about one such situation happening later within the story.
Right; that's the one where he buys a bunch of slaves to settle his wasteland territory and goes "well if they run off and die that's on them"

Joking aside, I have seen series where the MC founds a city/country and ones the MC is given a shitty place and rebuilds it into a powerhouse, both of which do make him a de facto landlord.

But this one is more rare because he's straight up collecting taxes for the local lord.

When he gave the food that he made, the 3 wise men (butler, dinosso, and retze) always commented that this fruit or that vegetable was unusual or rare. So, Jean tried to cultivate it with the local breed to make it more widespread and known to the people so he doesn’t need to be careful every time

And he is also need another place just in case his base in canum is exposed. With new identity and such

I'm pretty sure when he said "... or so they said" it was referring to not just Ashe's request but the others too.

Plus on page 22 he called her "she" a few times like normal.

So I don't have a problem with the translation.
