He was out of a difficult breakup. You don't jump in another relationship like this because she seem nice and kind of like you.
You need time to heal, regain some self confidence and learn to trust again. And we see how well it turned out. Plus, he tried to hard too play nice because of the rules in the sharehouse ( during the date chap33 they were more like friend going out than lover. When outside, you can play freely)
