Yeah the theory the boss had is that people go missing if you erase the peeping man, but it looks like erasing him is actually the correct move to make, you just need to stay in a place where he can see you until he's been erased because if you move out of his field of view he moves out of the computer so he can continue peeping at which point you're fucked.

That one is pretty hard to understand given how the explanation is teased / phrased. Especially since it's not clear if the Boss left his field of view or not so I'm not sure if he attacked because he couldn't peep or if he attacked because he saw her alone, thus making his peeping a way to plan his attack.

I think it was more that he attacked because she left his view. She left to go get some rat poison, and when she left, the peeping devil's eyes started to move, probably indicating it was active. But because she wasn't there, he couldn't see her, so he came out to attack her.

Well, because he only appears briefly partway through, it's unlikely that anyone will leave his view specifically during the 3 or 4 frames he was in. You'd have to be clearly visible and then completely leave in those few frames. And if he has someone else to peep at in the room with you, you'll be fine even if you leave.
