To be fair, almost all land in metropolitan Japan is valuable. They could just make it into a regular hotel, or revamp it to make it rental housing.

iirc, her parents are doctors and owns hospital. So, yeah, why would they owned a love hotel property.

Although, they might have bought it after it got bankrupt, and then just keep it there in case they need to grow the business and build new hospital over the land.

It’s probably a smaller town though. At least not in the busiest part of Japan’s metropolitan areas.
At least the typical depiction of anime/manga “love hotel castle” usually put them in the outskirts of the city that you’ll need car to go there.

I like it in manga with kemonomimi girls or any kind of animal girls, but in a vampire setting it doesn't work very well.

It’s possible vampires here don’t have sex. So for them, mating is an animalistic act, and human are animals.
Ruruna also mentioned that vampires don’t have such desire. In place of it, vampires desire to dominate and rule upon others.
