I've honestly never really been a fan of stories about seductive older girls teasing clearly inexperienced boys (or just teasing girls in general), but color me curious about their situation. Though I would love it if he were able to turn the tables on her teasing at least once, and not just be her helpless boy toy every single time because that would be too repetitive.

There's plenty of possible explanations for the moans he hears at night especially since this is set in the modern day. Someone mentioned it before, but she could easily be streaming/recording lewd ASMR voice work as a side gig, for example. Or an AVtuber.
