I mean, this is the only really comfortable framework: "girl who had a precocious crush on high schooler when she was in elementary school moves in with him for Reasons™ when she is in high school and he is a college graduate erotica artist" really gives the ick if he's seeing her as a sexual being at all. This is the kid next door and his primary concern is "corrupting" her by exposing her to his work incidentally: if she starts showing interest in him I am sure he will at least be aware of the fact that she is attractive (and supports him) and then navigate how he feels from there.

...the actual problem is predicting when she starts displaying interest: he might notice her being self-conscious about being out with him on their shopping date, but considering the whole "people misinterpret her difficulty with social interaction for standoffishness" element more likely he interprets that as her being embarrassed to be with him in public not her being actually shy.
