This thing has the "supernatural" tag, so she's definitely not just your random yandere from next door. Kitsune could be, but if so then Ayame is likely an evil one. Could be a Yokai or Shinigami. Or perhaps the miko or local deity of a now ruined shrine who came to hate the place because the folks abandoned her. At the very least she seems to grant MC's wishes to some degree. And Ayame is definitely a looker. MC is gonna be in for a wild ride here.

Now that you mention it - that's definitely possible, but then she's probably more of a Mahou Akujo. Well, if I was the Magical Girl meant to protect that malicious place, I'd probably be fed up with it as well, since most people seem to be kind of messed up, nasty and not worth protecting at all. Still, I'd bet on Ayame being a Yokai for the time being.
