To see who his neighbors were. Ask for something, take a peak and get an idea of who is there. Same idea when someone wants to rob you. At least in NY.

Same thing with people asking for the time, when I grew up. We knew depending on the person, that was just a ploy to get you to reveal your phone.

That guy made sure to crank his head around and get a good look into the room before he left, so she picked up on some weird vibes. Could be nothing though but I'd also notice that, just based on history.

I think the knife might be to make it extra clear for those who might not understand her apprehension. A knife immediately makes the audience think of danger. If it were me writing, that would be my reason anyway.
