If that's the real cause, then the initial statement should probably be rephrased so it doesn't sound like the issues started 10 years ago.
It can't be rephrased, because it's explicitly said that's exactly what happened. "Ten years ago, following the death of it's owner, the baron, low groans began to echo every night". The accidents could be written of as just that, but as was mentioned, the tunnel wasn't there yet and it's not like it would make anything outside of directly adjacent rooms audible. Do note that they weren't checking the place out during the night...

Always possible that a tunnel already existed and Miyabi just expanded it. We'll see if this is a red herring and it comes up again.

Now hold on a mo, boy, your tunnel does explain the water in the basement, but you only completed that a year ago. Noises have been going on for a decade, something doesn't add up.

Hard to believe. The whole mansion's front would be constantly extremely windswept, so the noise's source would hardly be a mystery. If it's even feasible for trees to produce the effect to the required magnitude. I mean, even when the tunnel is formed by concrete buildings that's rarely the case.

I wouldn't overanalyze the physics. The point of the reveal is simply that the mansion wasn't haunted. The precise mechanics of the wind explanation are less important than its function in the story, and that is to provide a plausible reason for the protagonists to obtain a huge mansion cheaply

I could see the story going into a renovation arc instead unless the author suddenly decides to go for a horror arc, since that’s much more what the series usually does. Otherwise, this is probably just a stand-alone chapter to set up that both MCs have a place to stay now, together, at that

Now, if the author decides to throw in a ghost waifu later, that's entirely up to them.

It clearly says at the beginning of the chapter that, a death occurred 10 years ago and since then a low groan began to be heard.

What Miyabi did with the plumbing was only around a year back.

What about the 9 years before that?

Also that the water in the tunnel is still hot even though it's almost a mile long and only services one building. Are they using superheated steam to wash with at that mansion?
As explained in Chapter 14, the Hotwater is generated at a different source point away from the mansion, which then travels to the mansion while cooling down and mixed with normal water to reach acceptable temperature.

And since the Hotwater Tank produces water non-stop, the excess of it is diverted to a nearby river through a long stretch to let it cooldown a bit before being dumped in the river (so as to not harm local wildlife).

Is it normal for properties like these just to be left like that? Place is dirty and not properly inspected and yet they can just sell it as it is?
I think currently in Japan, you can find plenty of abandoned properties like that throughout the country, because of shrinking population, high demolition & dumping cost and property taxes making it impractical for property owners to do anything with such properties. And thus such properties are actually being sold at either cheap prices or given out for free.

Well, going by how it usually is, the sound is actually real people doing hidden deal in a secret passage, it got muddled and echoed in the mansion. Since they need the place to make secret deal, they're happy with the rumor and let it be
